Swales, catch basins, downspout lines and regrading that move water away from your house, patio and lawn.
Water is the force every landscape has to answer to. In Middle Tennessee, clay soil drains slowly and storms drop a lot of rain quickly, so standing water, soggy lawns and wet basements are common. Fixing drainage protects the house and everything you build around it.
We assess how water moves across your lot and design solutions that fit: regrading, swales, catch basins, channel drains, downspout extensions and underground piping, often combined with hardscape or planting so the fix looks like part of the design.
We walk the lot during or after rain to see where water comes from, where it collects and where it can go. Roof downspouts, slopes, neighbors, soil and hardscape all play a part. A good solution starts with that picture.
Surface fixes include regrading and swales that move water on top of the ground. Subsurface fixes include pipe, catch basins and French drains that collect and carry it away. Many yards need both, sized to the volume of water.
Water must end somewhere that is safe and legal: a lower part of your yard, a rain garden, a dry well or a street drain where permitted. We never send problems onto a neighbor, and we check local rules.
The real test of a drainage system is a heavy storm. We design for the water volumes your lot will see and often recommend a follow-up visit during a big rain to watch the system work and fine-tune it.

Clay soil, flat grades, roof runoff and a high water table can each contribute. We diagnose which ones apply to your yard.
Not always. It handles groundwater and seepage, while surface water needs grading and drains. We design the combination you need.
Sometimes, if local rules allow. We check where discharge is permitted before designing.
It should be. Putting drains in during construction is far cheaper than cutting them in later.
Extending downspouts and clearing gutters help. Bigger fixes need grading and underground work best left to a crew.
